From Listing to Keys Handed Over – What to Expect as a Seller

Selling your home can feel like a big task — especially if it’s your first time. This guide walks you through each stage of the process from start to finish, so you know exactly what to expect and how to stay one step ahead.
1. Get Your Property Ready
Before putting your home on the market, make sure it’s looking its best. First impressions matter, so consider:

Decluttering and cleaning

Fixing small maintenance issues

Tidying up gardens, paths, and driveways
A well-presented home tends to sell faster — and for a better price.
2. Instruct an Estate Agent
Next, choose an estate agent to represent you. A good agent will:

Provide an accurate valuation

Advise on pricing strategy

Handle marketing, viewings, and negotiations

Keep you updated throughout the sale
Tip: Choose an agent who knows your local area well and is responsive and proactive.
3. Arrange a Home Report
In Scotland, sellers are legally required to provide a Home Report. This includes:

A Single Survey (valuation and condition report)

An Energy Report (similar to an EPC)

A Property Questionnaire completed by you
Your estate agent can usually help you arrange this with a qualified surveyor.
You must have the Home Report in place before the property is listed.
4. Launch the Property Online & Begin Viewings
Once your Home Report and photos are ready, your property goes live across major websites and local marketing channels.
Your agent will begin scheduling viewings — either in person or virtually — and collect feedback from potential buyers.
5. Receive Offers
Interested buyers will submit offers — either:

Formally via their solicitor (common in Scotland), or

Directly to the agent, to be passed along to you
You’ll be presented with each offer and can accept, reject, or negotiate. You are legally obligated to consider all offers.
6. Accepting an Offer
Once you accept an offer, both you and the buyer will instruct your solicitors (conveyancers) to begin the legal side of the sale — known as conveyancing.
In Scotland, this involves a series of letters called missives. When missives are concluded, the agreement becomes legally binding.
7. Legal Process & Surveys
During this time, the buyer may:

Carry out their own private survey

Finalise their mortgage

Request answers to legal or practical questions
Your solicitor will handle the paperwork, answer queries, and agree a completion date.
8. Packing & Removals
Once contracts are binding and a date is set, it’s time to prepare for moving day.
Arrange:

A removals company or van rental

Redirection of mail and utilities
-
Final meter readings and broadband cancellation

Cleaning and handing over of keys
9. Completion Day
On the agreed date:

The buyer’s solicitor transfers the purchase funds

Your solicitor confirms receipt and releases the keys

You’ll receive final paperwork confirming the sale is complete
